Notes on Cancelling Your Lease
Please be sure to read the following notes before submitting your cancellation.
Three key points
DeadlineNotice period
Please notify us by the notice period stated in your lease agreement. If the notice period is not met, you may be required to pay the prescribed charges.
CostsRestoration & deposit settlement
The cost of restoring the unit upon move-out is deducted from your deposit. If the deposit does not cover it, you will be asked to pay the difference.
In personFrom the tenant only
The cancellation application and the cancellation of your fire insurance must be completed by the tenant (contract holder) personally.
STEP1Have the lease agreement for the property ready
- If you wish to cancel, please have the lease agreement for the property at hand. Please note that the cancellation application must be submitted by the tenant (contract holder) personally.
STEP2Check the “notice period” stated in your lease agreement

- Cancellation must be notified in writing or via the online application form by the notice period stated in your lease agreement. If the notice period is not met, you may be required to pay the prescribed rental charges. In addition, rent for the final month must be paid in advance for one full month, and any excess rent will be refunded when the deposit is settled.
Please note that once notice of cancellation has been given, it cannot be changed unless the landlord agrees. - If you rent a parking space, bicycle parking space, etc. separately from the lease for this building, please note that its notice period may differ from that of the building. Cancellation of parking spaces, bicycle parking spaces, etc. may also need to be arranged directly with the common-area management company or the building manager’s office.
STEP3Check the notes on moving out

- In accordance with your lease agreement and the Ministry of Land, Infrastructure, Transport and Tourism’s guidelines on restoration to original condition, you will bear the cost of restoring the unit when you move out. This cost is deducted from your deposit; any remaining balance will be refunded, and any shortfall must be paid additionally.
- Please be sure to return all keys on the day of the move-out inspection. If you have made spare keys, please return them all as well.
Please note that if any keys are lost, you will be charged for replacing the lock. - Please also return the instruction manuals for the equipment and fixtures in the unit.
STEP4Check the notes on other procedures
- Please be sure to cancel and settle utilities (electricity, gas, water, etc.), as well as newspaper, telephone, internet and cable TV services, in advance.
- Please arrange to stop or forward mail and deliveries (including direct mail).
- If you pay rent by automatic bank transfer, please arrange with your bank to stop the transfer.
- If you use a rent collection service or direct debit, it may not be possible to stop the debit in time. In that case, it will be settled at a later date.
- To cancel your fire insurance, please check your insurance policy (or membership number) and complete the procedure “yourself as the policyholder.”
